Selling to GSD Houses is designed to be simple and predictable. There are no listings, no showings, and no repair lists. Here is exactly what to expect, from your first call to the day you get paid.

Our Process, Step by Step
Step 1: Reach out (5–10 minutes)
Call (848) 373-4316 or fill out the short form on this page. We’ll ask for the basics:
- The property address
- The general condition of the house
- Whether it’s occupied, vacant, or rented
- Your ideal timeline
- Anything unusual, like liens, back taxes, an estate, or tenants
There’s no cost and no commitment. If we’re not the right fit, we’ll tell you.
Step 2: We look at the property (usually 1–2 days)
We’ll research the property and the local market and, in most cases, set up a short walkthrough at a time that works for you. You don’t need to clean, stage, or fix anything. We want to see the house as it is.
Step 3: You get a fair cash offer (often within 24 hours)
We’ll give you a written, no-obligation cash offer. We’ll walk you through how we arrived at the price, including the estimated repairs and costs we’re taking on, so you understand the number. Take the time you need to decide.
Step 4: Choose your closing date (as little as 7–14 days)
If you accept, we open title with a reputable New Jersey title company. Because we pay cash, there’s no bank approval or appraisal to wait on. Most closings happen in 7–14 days. When the title is clean and everyone is ready, we’ve closed in as little as about 3 days. If you need weeks or months to move, that’s fine too. You set the date.
Step 5: Close and get paid
You sign the paperwork at closing and receive your funds. Leave behind anything you don’t want. We’ll handle the cleanout.
Typical Timeline at a Glance
| Stage | Typical timing |
|---|---|
| First call or form | Day 1 |
| Property review / walkthrough | Day 1–2 |
| Cash offer | Often within 24 hours of review |
| Title work | About 1–2 weeks (can be faster) |
| Closing | As little as 7–14 days, or on your chosen date |
Every situation is different. Estates, liens, or title issues can add time, and we’ll keep you updated along the way.
What “As-Is” Really Means
When we say we buy houses as-is, we mean it:
- No repairs. Roof leaks, foundation problems, outdated kitchens, code issues, fire or water damage. We take the house in its current condition.
- No cleaning. You don’t need to deep clean, paint, or stage.
- No cleanout. Take what you want and leave the rest. Furniture, junk, and belongings left behind are our responsibility.
- No inspection repair requests. We won’t come back after a walkthrough with a list of things to fix.
What “All-Cash” Means for You
We buy with our own funds, not a mortgage. For you, that means:
- No financing contingency. The sale won’t fall apart because a buyer’s loan was denied.
- No appraisal delays. A lender’s appraisal can’t hold up or reduce the sale.
- A faster, more certain closing. We can move as quickly as the title work allows.
Clarifications Sellers Often Ask About
Do I pay any fees or commissions? No. There are no agent commissions and no fees from us. In many cases, we also pay the closing costs. We’ll spell out exactly who pays what in your offer.
Am I obligated once I get an offer? No. The offer is free, and you can say no at any time before you sign a purchase agreement.
Do I need to be there for the walkthrough? Not always. If the property is vacant or you live out of state, we can often coordinate access another way.
What if there are tenants or people living in the house? We can buy occupied properties, including houses with tenants or occupants who won’t leave.
Can you buy a house that’s in foreclosure or going through probate? Often, yes. Timing matters, so call us as early as possible. We’ll work with your attorney, lender, or estate representative as needed.
How do you come up with your price? We look at what the house would be worth after repairs, subtract the cost of those repairs and the costs to hold and resell it, and make an offer that works for both sides. We’ll explain the math.
