Frequently Asked Questions About Selling Your House for Cash in New Jersey
Selling a house is a big decision, and you should understand exactly how it works before you commit to anything. Here are straightforward answers to the questions we hear most often at GSD Houses. If you don’t see your question here, call Ely at (848) 373-4316.
About Our Offer and Pricing
How do you decide how much to offer?
We start with what the house would likely sell for after it’s fully repaired. Then we subtract the estimated repair costs, the costs of holding and reselling the property, and a reasonable profit for the work and risk we’re taking on. What’s left is our offer. We’ll walk you through those numbers so you can see how we got there.
Will I get full retail price?
Usually, no, and we’ll be upfront about that. A cash buyer who takes on repairs, risk, and resale can’t pay top retail price for a house that needs work. What you get in return is speed, certainty, no repairs, no commissions, and often no closing costs. For some homeowners, especially those with houses in great shape and time to wait, listing with an agent may net more. We’ll tell you honestly if we think that’s your situation.
Is the offer really “fair”?
We aim to make offers that are fair to you and work for us, based on real repair costs and current local sales. You’re welcome to get other offers or talk to an agent before deciding. We’d rather you feel confident than rushed.
How fast will I get an offer?
Often within 24 hours after we review the property.
Fees, Costs, and Obligation
Are there any fees or commissions?
No. We don’t charge fees, and since there’s no agent involved, there’s no commission. The price we agree on is the price we pay.
Who pays closing costs?
In many cases, we do. Your written offer will state exactly which costs we cover so there are no surprises at closing.
Am I obligated to accept your offer?
No. Requesting an offer is free and comes with no obligation. You can decline at any point before signing a purchase agreement, and we won’t pressure you.
Will you list my house on the MLS or share my information?
No. We buy directly. Your sale stays private, with no listing, no sign in the yard, and no open houses.
Agent vs. Cash Buyer: Which Is Right for You?
Both options have their place. Here’s an honest comparison:
| GSD Houses (cash buyer) | Listing with an agent | |
|---|---|---|
| Best for | Speed, certainty, houses needing work, difficult situations | Updated homes, sellers with time to wait |
| Sale price | Below full retail, reflects as-is condition | Potentially higher, depending on condition and market |
| Repairs | None required | Often expected |
| Commissions | None | Typically paid by the seller |
| Closing costs | Often paid by us | Usually paid partly or fully by the seller |
| Showings | None | Many |
| Financing risk | None, we pay cash | Buyer’s loan can fall through |
| Timeline | As little as 7–14 days | Often several months |
| Closing date | Your choice | Negotiated |
Condition and Repairs
Do I need to make any repairs?
No. We buy houses as-is, including houses with roof, foundation, plumbing, electrical, mold, fire, or water damage problems, as well as houses that are simply dated.
Do I need to clean out the house?
No. Take what you want to keep and leave the rest. We’ll handle the cleanout after closing.
Will you inspect the house?
We usually do a short walkthrough to understand the condition so our offer is accurate. It isn’t a pass/fail inspection, and we won’t come back with a repair list.
Timing and Closing
How quickly can you close?
Typically in 7–14 days. When the title is clear and everyone is ready, we’ve closed in as little as about 3 days.
What if I need more time to move?
That’s fine. You choose the closing date, whether that’s next week or a few months out.
Who handles the closing?
We close with a reputable New Jersey title company, which handles the title search, paperwork, and payout.
Where We Buy
Do you only buy houses in Toms River?
No. We’re based around Toms River and buy a lot of houses in Ocean County, but we purchase houses throughout New Jersey. We’ve worked in towns like Willingboro, Cherry Hill, Perth Amboy, South Amboy, Penns Grove, Pleasantville, Millville, and Pemberton.
What types of properties do you buy?
Single-family homes, multi-family properties, townhouses, rentals, vacant houses, and inherited properties. If you’re unsure, just ask.
Difficult Situations
Can you help if I’m facing foreclosure?
Often, yes. Selling before a sheriff’s sale may help you avoid having a foreclosure finalized and may leave you with equity. Timing is important, so reach out as early as you can. We’re not attorneys or financial advisors, so we also recommend speaking with a professional about your options.
Can I sell an inherited house that’s in probate?
In many cases, yes. We work with executors, administrators, and heirs, and we can coordinate with the estate’s attorney. Depending on where the estate is in the process, we can sometimes sign an agreement now and close once the executor has authority to sell.
What about tenants, squatters, liens, or back taxes?
We’ve bought houses with all of these. Occupied properties, problem tenants, and people who won’t leave can often be handled as part of the sale, and liens or back taxes are usually paid off from the proceeds at closing.
What if I’m behind on my mortgage or owe more than the house is worth?
Call us and we’ll look at the numbers together. Depending on the situation, there may still be options.
